According to data from the Financial Services Authority (OJK), the ratio of problematic home ownership loans (KPR) in Indonesia increased in the first quarter of 2025.
Until March 2025, the total value of financing from general banks for KPR nationwide reached Rp741.95 trillion.
Of this amount, Rp21.35 trillion was classified as non-performing loans/non-performing financing (NPL/NPF), equivalent to 2.88% of the total financing.
This ratio of problematic KPR is higher than in previous months, even reaching the highest level since the beginning of 2022, as shown in the graph.
When broken down by region, the highest ratio of problematic KPR is in West Papua, West Java, Riau, South Kalimantan, East Java, and North Sumatra.
Here are the details of the provinces with the highest ratio of problematic KPR in Indonesia in March 2025:
1. West Papua
- Total value of KPR financing: Rp1.63 trillion
- Value of problematic KPR (NPL/NPF): Rp174.41 billion
- Ratio of problematic KPR (NPL/NPF): 10.71%
2. West Java
- Total value of KPR financing: Rp170.31 trillion
- Value of problematic KPR (NPL/NPF): Rp6.18 trillion
- Ratio of problematic KPR (NPL/NPF): 3.63%
3. Riau
- Total value of KPR financing: Rp13.46 trillion
- Value of problematic KPR (NPL/NPF): Rp474.05 billion
- Ratio of problematic KPR (NPL/NPF): 3.52%
4. South Kalimantan
- Total value of KPR financing: Rp13.46 trillion
- Value of problematic KPR (NPL/NPF): Rp440.18 billion
- Ratio of problematic KPR (NPL/NPF): 3.27%
5. East Java
- Total value of KPR financing: Rp75.43 trillion
- Value of problematic KPR (NPL/NPF): Rp2.42 trillion
- Ratio of problematic KPR (NPL/NPF): 3.21%
6. North Sumatra
- Total value of KPR financing: Rp24.28 trillion
- Value of problematic KPR (NPL/NPF): Rp762.48 billion
- Ratio of problematic KPR (NPL/NPF): 3.14%
Besides these six provinces, other provinces have a lower ratio of problematic KPR, ranging from 1.1% to 2.9%.
