Based on data from the Financial Services Authority (OJK), the average base lending rate (SBDK) for home ownership loans (KPR) in October 2022 reached 8.66%.
However, many banks also applied KPR interest rates above this average.
Below is a list of the 10 conventional banks with the highest base lending rates (SBDK) for KPR in October 2022:

SBDK is used as the basis for determining the interest rate that banks will charge customers.
However, SBDK does not yet include the estimated risk premium component, the size of which depends on the bank's assessment of each debtor.
Therefore, the amount of interest charged to the debtor is not necessarily the same as the SBDK.
At the beginning of this year, Bank Indonesia (BI) predicted that banking institutions would slightly ease the standards for KPR and apartment ownership loans (KPA) disbursement.
This is reflected in the BI index for the KPR/KPA Lending Standard in Q1 2023, which stood at -0.5.
A Lending Standard index above 0 indicates stricter credit disbursement standards, while an index below 0 or a negative number means the standards are more relaxed.
BI predicts that the easing of credit disbursement will occur in aspects of loan tenure, credit approval fees, and interest rates.
Meanwhile, for credit ceilings, risky credit premiums, and administrative requirements, policies are predicted to become stricter.
