Bank Indonesia (BI) predicts that banking institutions will slightly ease lending standards for home ownership loans (KPR) and apartment ownership loans (KPA) in early 2023.
This is reflected in the KPR/KPA Lending Standard index, which stood at -0.5 in the first quarter of 2023.
Generally, a Lending Standard index above 0 indicates stricter lending standards, while an index below 0 or a negative number indicates more lenient standards.
BI calculates the Lending Standard based on the Weighted Net Balance (SBT) of respondent weights against the total survey respondents, and the weight of respondent answers using the following scale:
* Tighter: weight 1
* Slightly tighter: weight 0.5
* Unchanged: weight 0
* Slightly looser: weight -0.5
* Looser: weight -1
In the first quarter of 2023, easing of lending standards is predicted to occur for KPR/KPA and working capital loans, with index values as shown in the graph.
Lending standards for micro, small, and medium enterprises (MSMEs) and investment credit are expected to remain unchanged, while consumer credit is expected to tighten slightly.
Based on aspects of credit disbursement policy, easing is predicted in the aspects of loan tenure, credit approval fees, and interest rates.
Meanwhile, for credit ceilings, risky credit premiums, and administrative requirements, policies are predicted to become stricter.
"In the consumer credit segment, the disbursement of home/apartment ownership loans remains a top priority, followed by multi-purpose loans and motor vehicle loans," BI stated in its Banking Survey report released on Friday (20/1/2023).
"By sector, new credit disbursement in the first quarter of 2023 is prioritized for the Manufacturing Industry, Wholesale and Retail Trade, and Financial Intermediation sectors," it continued.
BI conducted this survey on approximately 40 general banks. Cumulatively, all respondents manage 80% of the total national banking assets.
