Operating Duration of Housing Developer Companies in Indonesia

According to data from the Central Bureau of Statistics (BPS), in 2024 the majority of housing developers in Indonesia had been operating for 6-10 years. The number of newer companies, those operating for 1-5 years, was also significant.

“Conversely, only 10% of developing companies have been operating for more than 25 years,” stated the BPS in its 2024 Housing Property Price Index report.

According to the BPS, these companies generally develop national housing projects and smaller-type housing. Several well-known developers are also known to develop integrated areas with land exceeding 20 hectares.

“This land is developed not only for housing but also includes green spaces and other physical facilities to meet the needs of the residents,” said the BPS.

The percentage of developing companies based on operating duration is as follows:

• 6-10 years: 34.55%
• 1-5 years: 21.82%
• 11-15 years: 20.45%
• >25 years: 10%
• 16-20 years: 9.09%
• 20-25 years: 4.09%

Regarding developing companies operating for 1-5 years, the BPS stated that their percentage has been steadily declining since 2018.

“This indicates an increasing number of developers who have persevered in the property sector and a decreasing number of new developers emerging,” the BPS explained.
