Over the past year, there seems to be a growing number of people selling their homes. This is reflected in the Flash Report released by Rumah123.com in September 2022.
Rumah123.com measured the volume of used homes for sale using the Resale Supply Index (RSI).
The RSI is calculated based on the database of house sales on the property marketplaces 99.co and Rumah123.com, using January 2020 as the base (100 points).
As a result, Rumah123.com found that the index of used homes for sale in Indonesia continued to rise, reaching 132 points in August 2022. This is the highest level in the last year, as shown in the graph.
"Year-on-year, the supply volume is 36.1% higher than in August 2021," Rumah123.com explained in its report.
Interestingly, along with the increase in the supply of used homes, house prices in Jabodetabek generally increased instead of decreasing.
"Year-on-year, from August 2021 to August 2022, all cities in Jabodetabek recorded price increases; Jakarta rose by 2.7%, Tangerang by 2.9%, Depok by 5.3%, Bogor by 3.1%, and Bekasi by 3.4%," explained Rumah123.com.
According to Rumah123.com, in August 2022, consumers most frequently searched for houses in Tangerang.
"The most popular location was Tangerang, with 15.6% of total listing inquiries for houses in Indonesia this month," explained Rumah123.com.
"The second most popular location was West Jakarta with a 12.1% market share, followed by South Jakarta at 9.7%," it continued.
