House prices in Jabodetabek generally increased in August 2022. This is recorded in the Flash Report released by Rumah123.com in September 2022.
"Year-on-year, from August 2021 to August 2022, all cities in Jabodetabek recorded price increases; Jakarta increased by 2.7%, Tangerang by 2.9%, Depok by 5.3%, Bogor by 3.1%, and Bekasi by 3.4%," explained Rumah123.com in its report.
The following are the median prices of luxury houses (251 square meters or larger) in Jabodetabek in August 2022:
* Central Jakarta: Rp18 billion
* South Jakarta: Rp14 billion
* North Jakarta: Rp9 billion
* Tangerang: Rp6.54 billion
* West Jakarta: Rp6.5 billion
* East Jakarta: Rp5.7 billion
* Depok: Rp5 billion
* Bogor: Rp5 billion
* Bekasi: Rp3.6 billion
Houses in the luxury category (251 square meters or larger) usually have a swimming pool, a gazebo for relaxation, and a spacious garage.
According to the property agency Ray White, in addition to being very expensive, this type of house requires high maintenance costs. Therefore, the market is very segmented and is usually only affordable to executives.
Meanwhile, according to Rumah123.com, in August 2022, consumers most frequently searched for houses in Tangerang.
"The most popular location is Tangerang with a percentage of 15.6% of total listing inquiries for houses in Indonesia this month," explained Rumah123.com.
"The second most popular location is West Jakarta with a market share of 12.1%, followed by South Jakarta at 9.7%," it continued.
