Apartments in the Menteng area have recently drawn attention because housing prices in this elite South Jakarta area are still below Rp1 billion.

Similarly, Rumah123 research shows that there are still second-houses below Rp1 billion spread across various areas of Jakarta.

"The existence of apartments in Menteng proves that with a creative approach and proper information management, the dream of owning a home in Jakarta for under Rp1 billion is not entirely closed," wrote Rumah123 Head of Research, Marisa Jaya, in her report on Monday (4/8/2025).

Based on the region, East Jakarta has the lowest average house price below Rp1 billion, while North Jakarta has the highest.

Here are the average house prices below Rp1 billion, based on Rumah123 research:

1. West Jakarta: Rp759,565,574

2. Central Jakarta: Rp690,853,659

3. South Jakarta: Rp680,526,316

4. East Jakarta: Rp646,410,256

5. North Jakarta: Rp757,222,222

“The fact that homes below Rp1 billion can still be found by people in Jakarta is a breath of fresh air for young generations and new families who previously thought they had to move to the outskirts to own an affordable home,” said Marisa.

She explained that most homes below Rp1 billion in Jakarta are located in alleys inaccessible by car and have aged buildings.

"With a little renovation and adjustment, these houses can become comfortable personal residences with added value in the future," said Marisa.
