According to a Rumah123 report, in January 2025, the price of secondary or used homes in Indonesia grew by 1.4% year-on-year (YoY).

Yogyakarta led the increase in secondary home prices in Indonesia, with a 9.4% YoY increase. This was followed by Denpasar, with an 8.2% YoY increase.

Semarang followed, with annual home price growth of 3.1% in January 2025 (YoY). This was followed by Surakarta at 2.1% (YoY), Depok at 2.1% (YoY), and Tangerang at 1.6% (YoY).

Several other major cities in Indonesia, such as Medan, Bogor, Bandung, and Jakarta, also experienced home price increases of less than 1%, as shown in the graph.

"Jakarta is starting to show recovery after experiencing a slowdown in price growth in the last few months of 2024," said Marisa.

Meanwhile, used home prices in Bekasi stagnated. Surabaya and Makassar, however, experienced price decreases in January 2025, falling by 1.7% and 4.2% respectively.

Note that this calculation of used home price increases is based on the property platform database of 99.co and Rumah123.com, collected from 13 cities studied.
