Bogor: Top Location for Mid-to-Low-Cost Housing in Jabodetabek Q2 2024

According to a Pinhome report, purchases of houses in the lower-middle price segment (IDR 200 million – IDR 600 million) in Jabodetabek grew by 8% in Q2 2024.

During this period, the majority of house purchases were concentrated in Bogor Regency and Bogor City, accounting for 56% of total purchases in Jabodetabek.

"This indicates that the Bogor area is increasingly becoming a top choice for consumers seeking affordable housing in the Jabodetabek suburban area," wrote Pinhome in its report, *Pinhome Exclusive Report: The Sandwich Generation's Steps Towards Property Ownership*.

The next most popular location for this segment was Bekasi, with 23% of total house purchases in Jabodetabek in Q2 2024.

Purchases in Depok accounted for 11%, Tangerang 8%, while Jakarta had the lowest share at 2%.

The report states that the low share of house purchases in Jakarta reflects the challenges faced by buyers, namely high property prices and limited land availability. As a result, it is increasingly difficult for the lower-middle segment to find suitable houses in Jakarta within their budget.

"Consequently, many prospective homebuyers in Jakarta are opting to seek housing in suburban areas, such as Bogor, which offers a combination of affordability and a better quality of life," wrote Pinhome.

This report is a collaboration between Pinhome and YouGov. The data is sourced from an online survey conducted by YouGov of 400 respondents, including 200 people who recently purchased a home in the past year, and 200 prospective homebuyers.

The report also draws data from Pinhome's database, which includes over 1 million housing inventories.
