Bayam Village Temporary Housing Polemic: Jakarta Governor Regulation Stipulates Rental Rates

PT Jakarta Propertindo (Jakpro), a regional-owned enterprise (BUMD) responsible for constructing the Kampung Susun Bayam low-cost apartments in North Jakarta, initially set a monthly rental rate of Rp1.5 million.

However, this rate was deemed too burdensome for the Kampung Bayam residents displaced by the construction of the Jakarta International Stadium (JIS).

"We were shocked. How can we afford that?" said Furkhon, Head of the Kampung Bayam Madani Farmers' Group, as reported by *Kompas.com* on Friday, November 25, 2022.

The rental rates for apartments owned by the Jakarta Provincial Government are regulated by Jakarta Governor Regulation No. 55 of 2018 concerning the Adjustment of Service Charges for Housing.

This regulation establishes two rate categories. First, for targeted residents, those displaced and promised accommodation in the designated apartments. Second, for the general public wishing to reside in the apartments.

The following details the rental rates for targeted residents based on floor level and unit type:

* Floor 1 (Type 30): Rp372,000/month
* Floor 2 (Type 30): Rp347,000/month
* Floor 3 (Type 30): Rp322,000/month
* Floor 4 (Type 30): Rp297,000/month
* Floor 5 (Type 30): Rp272,000/month
* Floor 1 (Type 36): Rp394,000/month
* Floor 2 (Type 36): Rp369,000/month
* Floor 3 (Type 36): Rp344,000/month
* Floor 4 (Type 36): Rp319,000/month
* Floor 5 (Type 36): Rp294,000/month

The following are the rental rates for the general public:

* Floor 1 (Type 30): Rp635,000/month
* Floor 2 (Type 30): Rp610,000/month
* Floor 3 (Type 30): Rp585,000/month
* Floor 4 (Type 30): Rp560,000/month
* Floor 5 (Type 30): Rp535,000/month
* Floor 1 (Type 36): Rp765,000/month
* Floor 2 (Type 36): Rp715,000/month
* Floor 3 (Type 36): Rp665,000/month
* Floor 4 (Type 36): Rp615,000/month
* Floor 5 (Type 36): Rp565,000/month

According to *Kompas.com*, the Kampung Susun Bayam rental rates have been lowered. However, some Kampung Bayam residents still reject the offer, as Jakpro's proposed rates range from Rp600,000 to Rp750,000 per month.
